Real Estate Radon Testing

The Environmental Protection Agency (EPA) has identified high-risk radon areas across the U.S. This is helpful in screening for high-risk zones, but high levels of radon can be found everywhere. Even if your neighbor’s property tests at a low level, there are no guarantees.

At point of sale, every house should be tested for radon. Often, our clients call us in to conduct radon testing as part of their home inspection service on a property they want to buy. A radon test result of 4pCi/L or higher will affect their decision to make an offer on the new property, and impact the sale price considerably.

Many of our clients call us for radon testing before they list their home for sale. Almost every state—including our great state of Michigan—requires that the test result be disclosed to potential buyers. Fortunately for our clients, we can help mitigate higher levels of radon (those above 4pCi/L) effectively, and efficiently, without significant impact to your asking price.

Even vacant houses can be tested for radon. If you are selling a vacant home, the process leading up to the radon testing will be slightly different—but just as effective.
